I am a single mother of four disabled daughters. Three of them were adopted. I have been divorced since 2002.

I am 61 years old and my daughters range in ages 20-36. They all live at home with me and receive SSI.

I am a full-time mom because working as a single mom is not possible with their schedules.

After my divorce I was able to buy a home. Because of my financial mistakes I got into serious debt and after five years of paying every payment on time I missed one.

I tried to get the mortgage company to help me but after missing a second one they told me they were going to foreclose.

They wanted me to pay back the two missed payments in a year and I could not do that and continue to make the house payment.

During that time I contacted Clearpoint Financial Services and got all my debt in order. I will be debt free in September of 2011.

Since February of 2007 I have been renting with the idea that renting is much better for me. But lately it's become more expensive than buying a home in my area.

I feel the girls need a more stable housing situation and so I am not trying to buy a home. I have the income to qualify but because of my foreclosure and the fact I do not have the down payment at this time, I know it will be a hard task to accomplish.

My desire is to get a regular mortgage or to have someone buy the home and rent it to me for one year and then I could qualify for a better loan.

I have found a wonderful foreclosure for $159,900 in the area where I live. The house payment would be cheaper than the rent I am now paying.

I would appreciate any advice or help that can be given. Thank you for your concern. Bonnie Saxton.

I do believe the renting situation is better in some ways:

1. You don't have to mow the lawn.

2. You have no maintenance costs: water leaks, heat repair bills.

3. This imagines with beautiful girls there are security issues.

4. Proximity to utilities, schools, food stores.

Most apartments come equipped with other concerned parents with other children. This can be advantageous in the aspect of the daughters having something to do with society like jobs or variety of friends.

Therefore I believe you are doing the correct thing by renting an apartment, but start saving $$ in an account at another nearby facility: bank or credit union.

Quit struggling. You've helped yourself so far and you sound quite dynamic. Don't give up.

I've not received $$$ from anyone here, but I received something more important. People do care and some said I was in their prayers and I really was because I want the credit in doing for myself.

Prayers help the most because money has a propensity to evaporate or is stolen, but a prayer is a bond to something greater between you the person praying and God, don't you know?
