Disabled Man With A Spinal Cord Injury Looking For Money To Buy A Business

I'm a disabled man with a spinal cord injury looking for money to buy a business. My disability would not prevent me from operating the business successfully.
I have the opportunity to buy a storage unit place directly from the owner. It appraises for about $200,000 and he would sell it to me for slightly below that. It brings in $28,000-$30,000 per year with little maintenance.
It's commercial property that is very convenient for locals as well as myself. The current owner runs it from 40 miles away and plans to move.
The place has multiple buildings with different size storage units that also have electricity, as well as an office, a bathroom, and an extra office that could be rented.
I am on Social Security Disability for a spinal cord injury and the sole provider for three boys I have sole custody of. I am handy and definitely capable of running the business.
I have rented there. I spoke with the owner today and he is ready to sell to me. It is low maintenance and the units are fully rented out now.
Thank You, I look forward to hearing from a promising resource! I'm anxious to prove that my disabilities won't get in the way of running a successful business.
